Lakefront estate home among pine and palm trees reflected in a calm Florida lake

Preparing a home for sale in Florida takes planning. The process should feel easy for the seller and irresistible for the buyer. Whether you're an agent prepping a listing or a homeowner getting ready to sell in Jupiter, this checklist can be the difference between a quick sale at asking price and a listing that sits.

Outside: Win Them at the Curb

• Touch up exterior paint, trim and front doors
• Trim hedges and palms, mow and edge the lawn, and add fresh mulch
• Pressure-wash driveways, walkways, pool decks and roofs
• Make sure landscape and pool lighting works for twilight photos

Inside: Clean, Bright and Neutral

• Touch up interior paint and fix worn or dated flooring
• Deep clean, declutter and remove odors, and remove signs of pets
• Minimize personal items like family photos so buyers can picture themselves there
• Move extra furniture into storage and clear out the garage
• Consider a professional stager, or virtual staging for vacant rooms

Get the Marketing Right

Once the home is ready, have it professionally photographed. Great photos, 3D virtual tours and aerials for waterfront or lakefront properties give buyers a reason to book a showing, and give your listing the best chance at top dollar.

These Sound Obvious, But...

It's true: none of this is complicated. But more often than not, sellers who skip these steps have a harder time selling, no matter how large or small the home. Take the time to prepare, and the market will reward you.
